Does it matter how much rent a property owner charges for a Section 8 unit?
Each public housing authority (PHA) is responsible for determining how much rent is allowed. Most PHAs perform “rent reasonableness” surveys in order to determine an appropriate rate for the area and to ensure the rent is comparable to that of nearby properties occupied by non-Section 8 tenants. The PHA will not approve a renter for a specific unit if the rental cost is more than 40% of the tenant's adjusted income.
